02 · The Difference

Why renovations need a different builder.

A new build starts with a clean lot — no surprises, no plumbing to work around, no settling in a load-bearing wall someone added thirty years ago. A renovation starts with a house already lived in, and the work has to fit into the bones, the systems, and the daily life that's already there.

Most of what makes a renovation hard isn't visible at the consultation. It's the joist hidden under three layers of subfloor. The wiring that wasn't grounded in 1978. The wall that turned out to be load-bearing after all. A good renovation builder plans for surprises, communicates clearly when they show up, and keeps your house livable while we work.

That's why our remodels and additions are run differently than our new builds — with more discovery up front, tighter dust control, daily site cleanup, and scheduling that respects the fact that you still have to make breakfast tomorrow.

Selective opening of small inspection points before the contract is signed — so the budget reflects what's actually in your walls, not what we hope is.

Selective demo & dust control

Zip-walls, negative-pressure containment, daily HEPA cleanup, and protected pathways. Your living space stays separate from the work zone.

Living-in coordination

Work schedules built around the fact that you still live here. Quiet hours, kitchen-down planning, bathroom availability, pet considerations — all part of the scope.

Seamless integration

New trim meeting old trim, new flooring meeting old flooring, paint shades that match the rest of the house. Renovations should look like they were always there.

04 · Realities

Honest about surprises.

Every renovation budget includes a contingency line — usually 10–15% of project cost — for the unknowns we'll find behind the drywall. We name it on the estimate so you see it, understand it, and aren't blindsided when something shows up.

If we open a wall and find original knob-and-tube wiring, settled framing, or a leak that was hidden for years, we stop, document, give you the options with prices, and let you decide. No surprise change orders.

Site survey & discovery

We walk the spaces, look at the existing structure, and open small inspection points to see what's actually behind the drywall before we price anything.

Selective demo & diagnostics

Containment goes up first. Then targeted demo — only what needs to come out. We document conditions and flag anything that affects scope.

Structural & finishes work

Any structural fixes, new framing, mechanicals, drywall, and finishes — sequenced to keep dust contained and your living spaces usable.

Reveal & punch list

Final cleanup, paint touch-ups, hardware install, and a detailed walkthrough. Everything looks like it was always there — because it should.
